While every project is different, most home extensions follow a similar path, from the initial consultation through to approvals, construction and handover. Understanding each stage helps you plan ahead and avoid surprises along the way.

The best first step is to define what you want the extension to achieve.
You may need additional bedrooms, more living space, a larger kitchen or better functionality for a growing family. Once you have a clear goal, an extension specialist can assess your property and help determine what’s achievable based on your home, block and budget.

Step 1: Consultation and site assessment
The process begins with an initial consultation to discuss your ideas, budget and objectives. This stage allows your builder to assess the existing home, identify potential opportunities and flag any site-specific constraints that may influence the design or approval process.
Step 2: Survey, concept plans and design development
Once the project moves forward, the design phase begins.
A surveyor will conduct a detailed survey of your property to capture site information required for planning and design. From there, the drafting team will meet with you, undertake a site measure and prepare concept plans that reflect your goals for the space.
As the plans evolve, they are reviewed against the project budget to ensure the design remains aligned with your build cost estimate.
Step 3: Engineering and approval preparation
Before plans can be lodged for approval, they need to be supported by the appropriate technical documentation. Your builder will work closely with structural engineers to ensure every element of the proposed extension is practical, compliant and structurally sound.
Step 4: DA or CDC lodgement
One of the most important stages in the home extension process is obtaining approval to build.
Depending on the project, this may involve either:
Complying Development Certificate (CDC)
A CDC may be available for projects that satisfy specific planning controls and development standards.
Development Application (DA)
Where a project does not meet CDC requirements, a Development Application is typically submitted to the council for assessment.

Step 5: Contract signing and project planning
Once approvals are progressing and construction documentation is finalised, the building contract is issued.
This includes signing the HIA Fixed Price Residential Building Contract and confirming the project scope, inclusions and timeline.
You’ll also be introduced to your project manager, who will meet with you onsite to discuss the construction schedule, answer questions and ensure everyone is aligned before work begins.
Step 6: Construction
With approvals in place and contracts finalised, construction can begin.
Depending on the scope of works, this may include demolition, structural alterations, framing, roofing, services installation, internal fit-out and finishing works.
For extensions and renovations, the new works need to integrate seamlessly with the existing home in terms of structure, functionality and appearance.
Step 7: Completion and handover
As construction wraps up, final inspections are completed and any remaining items are addressed.
Once the project reaches practical completion, you’ll receive the relevant documentation and be walked through your newly completed space.
